Cognisant is partnering with a well-capitalised, privately owned regional housebuilder to appoint a Planning Manager into its growing team.

The business has a strong reputation for delivering high-quality, design-led residential schemes, with an expanding pipeline across open market and multi-tenure housing. Backed by a stable platform, experienced leadership and clear growth plans, it offers long-term progression and security.

Reporting to the Head of Planning, this role will play a key part in shaping and progressing planning strategy across a live portfolio of residential sites. Working closely with Land, Technical and Development teams, you will support schemes from early-stage appraisal through to consent, helping unlock and drive opportunities commercially and strategically.

This is a strong opportunity for a planner looking to make a first move client-side, stepping away from consultancy into a broader development role with exposure to land, planning strategy, and the full residential lifecycle.


Key Responsibilities

  • Manage planning workstreams across a portfolio of residential sites

  • Lead preparation and submission of planning applications (outline, full, RM, discharge of conditions)

  • Coordinate external consultants across applications, appeals and technical workstreams

  • Undertake site appraisals, assessing policy, allocations, constraints and development potential

  • Support land acquisition and development strategy from a planning perspective

  • Influence planning strategy across live projects in line with business objectives

  • Monitor planning performance, appeals and emerging policy

  • Liaise with local authorities, consultees and stakeholders

  • Support consultations and engagement activity where required

  • Assist with appeal documentation and evidence preparation

  • Maintain planning programmes and reporting

  • Attend project meetings and site visits

Candidate Profile

  • Degree in Town Planning or related discipline

  • Experience in consultancy, housebuilding, land promotion or public sector

  • Strong understanding of the UK planning system

  • Experience preparing and managing planning applications for residential schemes

  • Strong communicator with collaborative approach

  • Interest in moving into a broader development role

  • Full UK driving licence
