I am partnering with a major, multi-office London based developer to appoint a Commercial Manager as the business enters an exciting new phase of growth. Following a recent acquisition, the company is well capitalised, highly active in the market and preparing to accelerate both acquisitions and delivery across its London portfolio.
With a substantial pipeline of residential-led mixed use projects and large urban regeneration schemes, this is an excellent opportunity to join a developer that has both the ambition and the resources to deliver at scale.
The Role
As Commercial Manager, you will provide commercial leadership ensuring that cost, value and risk are managed effectively from early feasibility through to completion. You will also help to stabilise and improve areas of the programme where historic subcontractor performance or procurement gaps have created localised commercial pressures.
Key responsibilities include:
Leading commercial management activities from pre-acquisition through delivery.
Preparing and managing cost plans, procurement strategies, tender processes and contract negotiations.
Working closely with Development, Technical and Delivery teams to ensure consistent commercial oversight across a varied and growing pipeline.
Supporting the Acquisitions team through cost due diligence and analysis of commercial risk and opportunity.
Managing external consultants, including QS and project management teams, to ensure robust, value-driven outcomes.
Maintaining accurate reporting, forecasting and commercial controls across all projects
Strengthening procurement discipline across subcontract packages, ensuring clear scope definition and coordination to prevent design gaps and downstream commercial issues.

Proven commercial experience within a developer or contractor environment.
Strong understanding of commercial and contractual matters relating to residential or mixed-use development.
Confidence in managing consultant teams and influencing internal stakeholders.
A proactive and commercially minded approach suited to a business experiencing significant growth.
