Senior Development Manager.

With a strong pipeline of major projects, this role offers a long-term opportunity to be at the forefront of ambitious new-build residential and regeneration developments across the capital and home counties.

Key Responsibilities:

• Lead and manage the delivery of large-scale, non-standard residential developments from pre-construction through to completion.

• Guide the project team through all stages of development, ensuring seamless coordination and timely delivery.

• Drive commercial success through robust financial modelling, budget control, and value engineering.

• Oversee planning applications and coordinate with local authorities.

• Conduct detailed financial appraisals to assess viability and investment returns.

• Appoint and manage external consultants across planning, design, and engineering disciplines.

• Collaborate with the Land/New Business team during pre-development and, where necessary, lead on land acquisition or renegotiation of terms.

• Provide strategic input on all development-related matters pre-purchase, working closely with the Technical team.

• Ensure effective handover of development sites from the Land/New Business team to the wider Project team.

• Approve construction budgets, review development coordination checklists, and monitor project progress.

• Set and manage realistic timelines for construction start dates, sales launches, and marketing phases.

• Maintain accurate development budgets and ensure alignment with appraisal systems.

• Liaise with legal and technical teams to ensure all legal documentation is in place, including:

  • Conveyance plans

  • Section 38/104 agreements

  • Open space agreements

  • Wayleaves and easements

  • Freehold transfer contracts
